While I sell Real Estate, with my partner, husband Don, in Pleasant Hill and have for 20 years, today's biggest frustration is Comcast! First read about Comcast frustration, then about Real Estate frustration!
We use them for our phone and internet and cable provider. One day their letter to us said "Switch over to digital phone service or change providers!" After months of ignoring letter's asking us to do so (why should I? At what cost/benefit I wondered?) I called them and learned we had to make the change or change phone service providers. With a financial incentive that will bring our total bill for phone/cable/internet down substantially for one year I agreed to do so and booked them for today, July 16. Suffice to say confusion reigned when the technician said he could only change one phone line to digital when in fact we have three phone lines and that was what we signed up to switch over. Phone calls to Comcast revealed they can only do two phone lines and they had no idea why or how I thought they could do three! Finally they had the sales rep who signed me up last week call and he said he made "special provisions" to get all three of our lines to continue on with Comcast, the technician came back a second time, he fixed the phone line which stopped working after his first visit and stayed long enough to make sure all three lines worked and hours of frustration ended! This is shared just as a warning that the corporate and FCC world can be confusing and crazy! Good luck with your changeover!
Now, real estate!
We know houses are tougher to sell than in years past. We know prices have slipped. We know higher priced properties sell faster, easier and for more money than lower priced We know we have to work twice as hard to sell a house. We know buyer's think they are in the driver's seat while seller's have yet to move over. But we have a wonderful track record! In 20 years only one sale did not appraise; an amazing track record. Don always meets the appraiser at the property; he always gives them local comparable sales and helps them do their job so our sales move forward smoothly. But for once it did not work and today he spent half a day talking to the appraiser, the buyer's agent, our seller's and ultimately had to re-negotiate some of the terms of the deal to keep the sale together even though the buyer's got it for a lower price, thanks to an appraisal that came in low. Pleasant Hill is like other nearby towns; higher end properties are selling faster and for a better asking price/sales price ratio than lower end properties.http://www.pleasanthillrealestate.com/
The problem is, houses that are remodeled and look fabulous sell faster and for top dollar and the lower priced properties, same size, same neighborhood, but no updating, sell for a discounted price. It appears buyer's are willing to pay a premium for Our clients beautifully updated house sold for top dollar for the floor plan and sadly did not appraise. The very well educated buyer's who thought the house well worth the money, willing to pay it, are now getting it for $10,000 less! All because of an appraisal glitch in the ever more cautious field of mortgage loans!
